Beach Front Property Management, Inc. is looking for a Part-Time Apartment Maintenance Technician for our 186-unit Property in Westminster, CA.

Reports To: Regional Property Supervisor
Position Type: Part-Time/Non-Exempt
Location: Westminster, CA
Number of Hours Per Week: 18 to 20 hours
Shift Availability: 3 full works days per week or Open Availability between 8:00 am to 2:00 pm.
Compensation Range: $18.00 to $24.00 Per hour

Essential Functions:
-Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
-Responsible for timely completion of all phases of apartment make-ready work, troubleshooting and repair of most major and minor mechanical systems.
-Responsible for unsupervised, timely completion of occupied apartment service requests in accordance with predefined company and property standards.
-Responsible for all aspects of maintenance of the property, including resident satisfaction and contribution to property occupancy goals.
-Complete assigned Work Orders per company processes related to all aspects of plumbing, electrical, HVAC, mechanical, carpentry, appliances, etc.
-Participate in preventive maintenance programs and on-going maintenance and repair of all mechanical systems of the property, to preserve and maintain the asset.
-When called upon, perform groundskeeper responsibilities.
-Follows all applicable safety rules and regulations.
-Maintains professional and technical knowledge.
-Contributes to team effort.
-Assist with other duties assigned.

Skill, Experience, and Education Requirements:
-High School Diploma or general education degree (GED)
-Experience as Maintenance Technician in Apartment Communities or similar.
-Ability to operate hand tools/power tools and equipment used in grounds keeping such as lawnmower, weed eater, shears, trimmer, etc.
-Ability to follow detailed oral/written instructions.
-Ability to operate a motor vehicle.
-Valid State Issued Driver’s License
-Deal effectively with co-workers and the public.
-Walk, stand, and kneel for prolonged periods, climb a ladder.

Travel Requirements: Moderate travel for this position requires you to have reliable transportation and the expectation to work onsite is 100% of the time. Travel requirements for this position may change at any time.

This is an Off-Site Maintenance position - you must be willing and prepared to drive to and from the property assigned.
